This morning it was 62 degrees. Monday was officially the first day of autumn. Yes!! I love the fall. It brings seafood festivals, college football and offers a time for the most discriminating of buyers to have the time to purchase their dream homes. As things begin to slow and the temperature drops a bit I think it is the very best time to buy real estate. My intuition says this is a time when we will see the big ticket shoppers begin to re-enter the market. Prices for gulf front real estate are reasonable and relatively inexpensive as it relates to other coastal communities in the northeast and west coast. Supply is good- not a huge glut for sale in the Gulf Front department- but enough to keep prices reasonable through the fall and into the spring. During this time of year the gulf becomes clearer and a vibrant blue, the sunsets and horizons fill with colors all across the spectrum at the end of each day...I love it.
Watercolor sales are continuing to cruise along at a very nice pace. This community is our shinning star in the market with over 50 homes sales so far this year and on pace to have between 75 and 80 sales for 2008. WOW!!
Also, another trend is interest in unique properties. As we comb through the sales each day I consistently see opportunities that present a level of uniqueness going under contract and resulting in closed sales such as: superb gulf front, lake front, properties with grand trees and non-typical views or orientations. If you have an interest in such opportunities please let me know as I am actively looking at these and trying to find homes for them.
Pricing appears to be the most important aspect to sales success. It is my job to price properties in the "sweet spot". This is not easy as the "sweet spot" is constantly moving as the market is quite fluid and changes with each and every new property that is brought to it for sale. We take the time to study each and every new property and the changes to the existing and expired ones to best understand where the market is, and most importantly, where it could be moving to.
